Santa Barbara Real Estate - Uptick in High End Homes in Escrow

The number of high end Santa Barbara homes with sales pending appears to have had a bit of an uptick in recent days.  Since Februrary 1st, the Santa Barbara Multiple Listing Service  - MLS  - reported a luxury Santa Barbara Estate property listed for sale at $8.9 million as a sale pending.   Within days of listing an ocean view home for $3.5 million, multiple offers firmly placed this Santa Barbara home for sale in the sale pending column.  Additionally for the month of February, there were two Santa Barbara homes listed in the $2.9 million range that went pending, one Santa Barbara home listed in the $2.8 million range, one home in the $2.4 million range, one home in the $2.2 million range, two Santa Barbara homes in the $1.9 million range, three homes in the $1.7 million range, three  homes in the $1.6 million range and four Santa Barbara homes in the $1.5 million in escrow.

Santa Barbara Real Estate - Year to Date Statistical Analysis

The Santa Barbara real esate year to date statistics show there is a +24.4% increase in the number of homes sold in Santa Barbara.   The number of new listings of homes listed for sale in Santa Barbara is down -11.5% year to date.

For purposes of this statistical analysis, the Santa Barbara real estate market encompasses all residences from Carpinteria through Goleta.

The largest number of home sales in Santa Barbara continue to come from the lower price ranges, but we are now starting to see luxury Estates and oceanfront homes selling as well.

Interest rates are terrific, the Home Buyer Tax Credit is available and there is an ample supply of homes for sale to select from.

Montecito Real Estate Statistics- New Listings of Montecito Homes for Sale

The number of new listings of homes for sale in Montecito for February, with only nine days remaining,  are trending toward a sixth consecutive month of double digit declines in the number of homes newly listed for sale in Montecito.  

As of today, the newly listed homes for sale in Montecito is off a tremendous 44% over February 2009.  Its highly likely that Feburary does become the 6th month in a row of significant declines in newly listed homes for sale in Montecito.  

There is a good supply of homes for sale in Montecito in all price ranges, but a six month consecutive decline of new housing inventory will catch up eventually.  

Interestingly, and to further this point, the number of Montecito homes sold so far this year is nearly even with the number of Montecito homes sold this time last year.  If we sell the same number of homes in Montecito, but list a signifcantly lower number of new homes for sale in Montecito, we are sure to get to "eventually" sooner rather than later.

The Montecito Real Estate Statistics for January 2010 show that for the 5th consecutive month, the number of Montecito homes listed for sale has declined by double digits yet again.   The number of new listings of Montecito homes declined by -14.7% in January. 

While Montecito still has a large supply of homes for sale, a 5 month trend of declining number of Montecito homes listed for sale will eventually begin to effect the  Montecito Real Estate market.  In the meantime, there is great selection of Montecito homes in every price range.   Interest rates are terrific, and there are many motivated sellers ready to make a deal.

The Santa Barbara real estate market statistics for Janaury 2010 show that the number of real estate sales are up at whopping 39.7% year over year.   The real estate statistics for the number of new listings for sale  is down -15.9% year over year.  If this Santa Barbara real estate trend  continues, where more homes are selling, and less homes are being listed for sale, the Santa Barbara real estate market will eventually move from a  buyers real estate market to a  sellers real estate market.
