MONTECITO REAL ESTATE - The number of new listings of homes for sale in Montecito continues to decline.  As of today's post, January 27, 2010, the number of newly listed homes for sale in Montecito is down -13.5%. With January nearly over, it is highly likely that January 2010 marks the 5th consecutive month in a row of declines in new listings of homes for sale in Montecito.  

There is currently a good supply of Montecito homes for sale.  Interest rates are at their very best, and some sellers are selling at significant discounts to their original asking price.  A Montecito oceanfront home, originally listed at $29 million, just sold at $15 million this month.

Santa Barbara Real Estate Luxury Oceanfront Real Estate Sales Activity

Santa Barbara oceanfront real estate ended the year with a big bang!   In the last couple days of 2009,  three very impressive oceanfront sales were closed.  Two of the three were located on Padaro Lane in Carpinteria.    The first Padaro Lane sale is a beautiful home and guest house on just under an acre.  Listed at $22,500,000.  This oceanfront home just sold for $17,500,000. 

The next Padaro Lane sale is impressive on several levels.   This 7 acre sale just closed escrow for $25,000,000.  What makes this sale even more impressive is the fact that in 2006, this sold for $28,500,000. but the 2006 sale included 17 acres!  Yes, you read it right.  7 of the 17 acres were carved off, and just sold for $25,000,0000.

The third impressive oceanfront sale was 100+ oceanfront acres in Hollister Ranch, located in the Northern region of Santa Barbara, commonly referred to as the Gaviota Coast.  This oceanfront property was listed at $9,995,000 and sold for $7,833,250.
